Early repayment and refinancing
If you plan to clear a Hong Kong personal loan, owner loan, or second mortgage early, the loan document decides. A spoken promise that you can repay any time is not enough.
Short-term plans need the repayment clause first
Many people expect to borrow for a few months and clear the loan when money arrives, the flat is sold, or a remortgage completes. Whether that works depends on whether the document allows early repayment and what extra amount it requires. “You can repay any time”, if it is not in the document you sign, is not a term.
This website does not publish an automatic early-repayment tariff. The document you sign is the one that applies. Before you sign, ask for the early-repayment paragraph, and have your solicitor, or someone you trust who reads that language, explain it.
The total changes with the repayment date
Repaying early often stops future interest from running on the original schedule. Interest already accrued, fees, and any extra amount written in the document may still be due. Do not subtract a few months from a 12-month total and treat the result as the payoff. The site example of HK$20,124.8 is a 12-month illustration, not a settlement statement.
Ask for a written payoff figure: the date it runs to, principal, interest, and fees. Do not transfer an approximate sum to a new account before that writing arrives.
Clearing a mortgage and clearing a personal loan are different
After a personal loan is cleared, you need the account closed and the receipt kept. After a secured owner loan or second mortgage is cleared, the release and registration still have to be done as the documents require. Paying without a release can leave a charge on the register. Ask in advance about time and solicitors’ costs.
Repaying a second mortgage does not cancel a first mortgage that remains with the bank. Owners sometimes plan to clear both at once and then mix up the two payoffs. Each debt needs its own written figure.
A refinance does not connect itself
Using a new loan to repay an old one can leave a gap in time. Until the new writing is complete, the old payments cannot stop. Stopping them is a default, even if you believe the new loan is about to be approved. Approval can change before signature and drawdown.
Do not spend the expected new loan, and do not promise a third party a repayment date based on it. If a consolidation depends on that gap, the gap is the risk.
If the account changes, call first
If a repayment or payoff account differs from the original document, call 3622 2934 on the number you dial yourself, check it, and only then transfer. Do not follow a mid-stream instruction to pay a personal account. Keep every receipt until the release is also finished.
APR must not exceed 48%. Early repayment does not make the loan a gift, and it does not erase a signed charge until the steps in the documents are done.
