How repayment ability is assessed

How a Hong Kong money-lender enquiry looks at income, existing instalments, term, and total burden, and why an unaffordable loan is declined.

Ability to repay comes before the amount you want

Assessment does not stop at the amount you hope to borrow. It asks whether that amount can be cleared over the agreed term. Income, existing mortgage or loan payments, household costs, and the length of the term are read together. Owning a flat, or having a job, is not the whole review.

China Prestige Capital does not guarantee approval. If the new payment would leave almost nothing each month, a decline or a smaller amount is there to avoid an immediate default.

Add every instalment

People often compare only the new payment with salary, and leave out the existing mortgage, card instalments, and other personal loans. Add every fixed repayment and essential living costs, then see whether the balance covers the new payment and still leaves a buffer.

If income includes commission, bonus, or uneven overtime, do not treat the best month as every month. A lower, repeatable figure is harder to break later.

A longer term is not automatically better

A longer term can reduce the monthly amount and usually increase total interest. You also have to keep the income going for longer. A shorter term costs more each month and ends sooner. This site does not fix one term. A term can be as short as one day, and the real arrangement is still confirmed in writing.

Do not stretch the term only to make the monthly figure look small. If income stops, the remaining principal is still there.

Security adds property risk

Weak repayment ability can mean recovery action on an unsecured loan. On a second mortgage or owner loan it can also mean enforcement and a sale. Secured enquiries are reviewed carefully because of that, not waved through because a flat exists.

A plan to borrow now and sell after prices rise is a market risk, not a repayment plan. Prices can fall. Unrealised appreciation is not treated as income.

After a decline, do not hire a broker

A sensible next step is a smaller amount, clearing other expensive debt, or waiting until income is steadier. Paying a broker for a guaranteed approval is not sensible. Those promises usually fail.

You can call 3622 2934 to ask which documents the process still needs. The hotline will not rewrite a risk decision over the phone, and it will not ask you to pay for another look.
