The flat already has a mortgage. What to consider
For Hong Kong owners with a bank mortgage: the balance, repayment record, purpose, and monthly burden to sort out before a second-mortgage enquiry.
Know what you still owe
If you already have a mortgage and want to ask about further secured borrowing, do not start with how much cash you might take out. Start with the principal still owed, the remaining term, the monthly instalment, and whether recent payments were late. Those figures decide whether a second charge has room, and whether life after the new payment still works.
Ask the existing bank for an approximate redemption figure. It can be higher than the balance you remember. Planning from a low balance overstates what might be available.
A bank decline is not a second-mortgage approval
A bank may decline further borrowing because of income, a stress test, the property type, or its own policy. A licensed money lender assesses differently, so an enquiry can still be made. Different does not mean looser, and it does not mean approved. The lender still looks at value, priority, and whether you can pay a second instalment.
The two payments stack. Each one can look affordable alone and too heavy together. Include credit-card minimums, other personal loans, and household costs.
State the purpose without handing over passwords
Staff need the general use of the money, to see whether the amount makes sense and whether someone is pushing you to pass the funds straight to a third party. You do not need to give a banking password on a first enquiry. If the plan is to borrow for someone else, or to lend your account, refuse.
Borrowing packaged as shares, crypto, or an investment is not our service. We do not provide securities or asset management. If the conversation turns to guaranteed returns, end it and call the hotline.
Early repayment and default belong in writing
Some owners expect to refinance or sell within a few months. Whether early repayment is allowed, and whether an extra amount applies, has to be in the loan document. Do not rely on a spoken promise that you can clear it any time.
Late-payment consequences have to be written too, including how interest runs and when the lender may enforce. Those clauses matter more than an advertised monthly rate.
Does the household know
Charging the family home affects more than the borrower. Other owners, a spouse, or people who live there may share the risk of losing the home. Speak to every registered owner before the enquiry, so the documents are not blocked later.
If you only need a small unsecured sum, look at a personal loan before you charge the flat. Either enquiry can be declined, but the risk is not the same.
