Age, title, and a second-mortgage enquiry
How building age, unpaid premium, unauthorised works, and unclear title affect a Hong Kong owner-loan or second-mortgage review. There is no published age cut-off.
Age is part of value, not a switch
An older building can still be the subject of an enquiry. A newer one can still miss the amount you hoped for. Age affects maintenance, the market, and valuation, together with condition, location, view, works, and existing debt. This site does not publish a maximum or minimum age.
Give the real address. It lets staff identify the property. It is not displayed as a public listing. You do not need every plan on the first enquiry.
Title comes before the amount
An unfinished assignment, a wrong name, an unregistered dealing, an estate in probate, or an owner who has died and whose estate is not administered can stop an ordinary charge. A higher rate does not step over those problems. Ask your solicitor to clear the title before talking about a loan.
A mortgage that was paid but never released can still appear as a charge. A charge on the register is not an unencumbered title. A release is a title step. An extra sentence on the form does not complete it.
Unauthorised works and unpaid premium
Unauthorised building works, occupied roofs or flat roofs, and an unpaid land premium can leave less usable value than the owner expects, and can affect security and a sale. Disclose orders, warnings, and works you know about. Silence does not hold the valuation at the number you prefer.
This article cannot say whether your flat is unauthorised. Buildings Department or Land Registry information, the deed of mutual covenant, and your solicitor are the place to start.
A village house, a tong lau, and a factory unit are not one category
Title documents, deeds of mutual covenant, government leases, and the mortgage market differ by property type. A village house may involve small-house or other consents. An old tong lau may have repair and title-chain issues. An industrial or commercial unit is not a residential mortgage with a different label. The wrong category feeds the review the wrong facts.
State the type in the note. If you are not sure which government lease you have, ask the solicitor who handled the purchase or the mortgage. Do not infer it from a neighbour’s advertisement.
Complete papers can still be declined
An acceptable age and a clear title still leave repayment ability. The property is one half of a secured enquiry. The person who must pay during the term is the other half. Both have to work before a written stage. Even then, you can stop before you sign.
Do not pay to “change the age” or buy an unexplained valuation. If someone offers that, call 3622 2934. You have to repay your loans. Don’t pay any intermediaries.
