Cashing out the home you live in
For Hong Kong owner-occupiers: an owner loan or second mortgage makes the home security. How repayment works without rent, and why the decision should be slow.
The security is the place you live
An owner-occupied flat produces no rent. If it supports an owner loan or a second mortgage, repayment comes from salary, business, or another source, and the security is the home. That is different from a let flat. Serious default can affect where you live.
Do not decide from the cash alone. Ask whether the money has to be borrowed, whether the payment survives a drop in income, and whether every owner agrees. A no on any of those should stop the idea.
A clear title and a bank mortgage are different homes
A home that is paid off, with no mortgage on the register, is often described as an unencumbered cash-out. A home that still has a bank instalment, plus a new enquiry, is another payment on top of the bank. That is close to a second mortgage. The monthly burden is both payments plus living costs.
Say on the enquiry that you live there, and give the address. Do not invent a tenancy so the file looks like a rental. Invented facts will not match the documents.
The household and the co-owners should know first
A spouse or another registered owner may have to sign. Telling only one person, or signing while the other does not understand, can leave the documents unfinished and disputed. People who live there but are not owners still face the housing risk. They should know this is not an ordinary personal loan.
If the household has not agreed, do not file an enquiry that assumes every signature, and do not build a spending plan on a loan that does not exist.
A personal loan is a different question, not a hidden cash-out
If you do not want the home charged, enquire about a personal loan and do not add an address to improve the chances. A personal loan does not use the flat as security. It still tests repayment ability and can be declined. It does not become a quiet cash-out.
Only continue with an owner loan or second mortgage after you accept the security consequences. Do not sign both ideas inside one unclear conversation.
Leave a buffer in the amount
Owners often pick a percentage of the valuation. That percentage is not a quote from this firm. If the written amount is lower, borrow only what you can repay, and keep a buffer for unemployment, illness, or repairs.
