Cash-out when the flat has no mortgage
What Hong Kong owners mean by an unencumbered-property cash-out, how it differs from a second mortgage, and why value and repayment ability still decide the enquiry.
No outstanding mortgage is the starting point
Owners use this phrase when the flat has no bank mortgage left, the title deeds are with the owner or a solicitor, and the Land Registry shows no undischarged mortgage. A cash-out enquiry asks a licensed money lender for a loan secured on that flat. It is not a sale, and it is not a promise to lend a fixed share of the valuation.
China Prestige Capital, licence 1848/2025, accepts owner-loan enquiries. If there is no first mortgage, a new charge may itself be a first mortgage, not a second mortgage. A second mortgage ranks behind a charge that already exists. Both need the address. The priority, documents, and risk are not the same. Until there is writing, a spoken figure is not an approval.
No mortgage does not set the amount
An empty mortgage account only means there is no old balance to deduct first. Valuation, age, title, tenancies, other charges, and whether the owner can pay each month still have to be read. A high value does not prove repayment ability. An owner-occupied flat with no rent depends even more on other income.
Calling the flat “cash” is inaccurate. The advance is a loan and has to be repaid as written. On default the lender may enforce, and the flat may be sold. Put the instalment into the household budget, and take your own legal advice before you sign.
Check that the register really is clear
Remembering that the bank loan was paid off does not prove the register is clear. An undischarged release, an estate still in probate, an unfinished assignment, or another charge or consent can change the review. Give a Hong Kong address that can be checked, and describe the title you know about. Hiding a charge does not create an unencumbered flat.
If a bank charge is still registered, the enquiry is not this kind of cash-out. It has to be understood as a second mortgage or owner loan behind an existing mortgage. Staff follow the documents, not the slogan.
Cash-out is an easy word to advertise
Same-day cash-out and a high ratio for every unencumbered flat are not promises of this firm. This site does not publish one ratio, and it does not ask for a broker fee before assessment. You have to repay your loans. Don’t pay any intermediaries. If someone guarantees approval and wants a transfer first, stop and call 3622 2934.
APR must not exceed 48%. The HK$20,000 example, monthly flat rate 0.052%, APR 1.15%, 12 months, no handling fee, monthly interest HK$10.4, total repayment HK$20,124.8, is not a cash-out quote. Your amount, rate, and term are confirmed in writing.
You can choose not to charge the flat
Owning an unencumbered flat does not force an owner loan. If you do not want the flat charged, read about a personal loan. A personal loan does not write the flat into a security. It still looks at repayment ability, and it can still be declined. Do not sign a charge because ownership sounds helpful.
When you have the address, the title position, and a realistic amount, the form only starts an assessment. It is not a contract and not money already released.
