What a property cash-out means

How a Hong Kong property cash-out differs when the flat is free of mortgage and when a bank mortgage remains, and why the cash is a loan.

The cash is borrowed. It is not withdrawn equity sitting in an account

In ordinary Hong Kong speech, a property cash-out means the owner does not sell, and asks for a loan secured on the flat. The money comes from the lender. It is not a sum already on deposit at the Land Registry. Principal and interest have to be repaid.

It is not interest-free access to a percentage of the price. China Prestige Capital is a licensed money lender, not a bank. We do not take deposits, and we do not describe a cash-out as an investment. The poster line about investment management is artwork.

The first mortgage decides the name

No undischarged mortgage is often called an unencumbered cash-out. A flat that still has a bank mortgage, with a further secured enquiry on the same flat, is generally a second mortgage: the bank loan stays, and the new charge ranks behind it. The outstanding principal has to be counted before anyone talks about room.

Both are secured enquiries and need the address. The wrong category hides the priority. If you will not charge the flat, do not use the cash-out label. Use a personal-loan enquiry.

Two sums have to work

The first sum is value minus known debt. That is only the start of the margin, not the amount you can borrow. The second is income minus living costs and every instalment, and whether the new payment still fits. If either sum fails, the enquiry can stop.

An owner-occupied cash-out has no rent. A let flat depends on the remaining lease, whether the rent is reliable, and whether vacant possession might be needed. Uncollected rent and unrealised price rises are not cash in hand.

Expectations that usually fail

A “full” cash-out sounds like the whole valuation. Behind a first mortgage, the first mortgagee is paid first, so that picture usually fails. Even with no mortgage, costs, a lower valuation, title, and repayment ability can produce a smaller figure or a decline. This site does not publish one Hong Kong-wide ratio.

Paying a stranger to arrange the cash-out is the other mistake. Assessment does not start with a transfer to a personal account. Do not pay before this firm confirms terms in writing.

After the money arrives, the flat is still security

Receipt of funds does not return the flat to an uncharged state. Until the loan is repaid and the release is completed, the documents bind the property. Late payment or default can lead to enforcement and a sale. Earlier charges and reasonable costs are dealt with first.

If the plan is short-term, read the early-repayment clause in the document. Do not rely on a conversation that says you can clear it any time. Hotline 3622 2934. You have to repay your loans. Don’t pay any intermediaries.
