You own a flat and will not charge it
A Hong Kong owner can enquire about an unsecured personal loan only. Do not offer the address to improve the chances. Repayment ability still decides.
Ownership does not force an owner loan
If you have decided not to charge the flat, choose a personal loan. It is an unsecured personal enquiry. The review looks at income, existing debt, and term. It does not write a particular flat into a security. Ownership can be background. It does not become a cash-out after you have refused security.
China Prestige Capital will not turn a personal loan into an owner loan because an address happened to appear. If you choose a personal loan, do not also supply an address you hope will be charged. If you choose an owner loan or second mortgage, the address is required. Pick the intention you actually have.
Unsecured does not mean easier or cheaper
When the lender cannot look to a sale of the flat, stable income matters more. A mortgage instalment that already takes much of your income, plus an unsecured personal loan, can still be too heavy. Ownership does not cancel that sum.
APR must not exceed 48%. The HK$20,000 example at a monthly flat rate of 0.052% and an APR of 1.15% is not an owner’s special rate, and it is not a quote you can use because you own a flat. A different amount produces a different total.
Do not attach the title deeds to be persuasive
Some people attach title deeds, a valuation, or photos to a personal-loan enquiry. Unless staff, after you have verified who they are, say a document is needed for repayment ability, you do not have to hand over the whole property file. Sending papers is not consent to a charge.
If the conversation starts treating those papers as security, stop, repeat that you will not charge the flat, or end the enquiry. An unclear conversation should not reach a signature.
The debt still has to be repaid
An unsecured loan does not charge the flat, and default still has consequences. The debt can be pursued and can affect later borrowing. Do not borrow, just because the flat is not charged, a sum you could repay only by borrowing again.
If the consolidation is only cards into one personal loan, list every current minimum first. The new payment plus any old payment not yet cleared is the real burden in the overlap.
A change of mind needs a new choice
If during the enquiry you become willing to charge the flat, stop the personal-loan form and start an owner loan or second mortgage. Accept the whole security consequence, including a possible sale. Do not handwrite an address onto personal-loan papers and treat that as a completed charge.
Either intention can be declined. The hotline 3622 2934 can explain the process. It will not describe an unassessed enquiry as approved, and it will not ask for a fee first. You have to repay your loans. Don’t pay any intermediaries.
